What exactly does the inspection cover?

At the end of the inspection, you will be presented with a report listing the problem areas that were found, including photos and/or videos. It will include Appliances, Plumbing, Foundation, Roof, Attic, Electrical system, HVAC system, Fireplaces, 

The general interior & exterior.

If the inspection shows that repairs are warranted, are you certified to perform the repairs?

While DARC Home Inspections is very knowledgable and does have the skill to perform some certain repairs, it would be a conflict of interest to perform repairs on a home that we inspected until at least one year post inspection.

How long will the inspection take?

On average, you should anticipate the inspection to take 2-3 hours for a single-family home, and 1-2 hours for a condo/townhouse.

How much is this going to cost?

Inspections can range from $99 for a specific testing such as Radon, up to $299 (or slightly more based on square footage) for a Home Buyers Inspection.  Please refer to our rates under the "Schedule Inspections" link.

What does the report look like and how soon after the inspection will I see it?

In general, you should expect to see the report no more than 24-48 hours after the inspection has been completed.  It will come in a PDF electronic format, detailing everything the inspection covers with photos and/or videos.

Can I attend the inspection?

We encourage it!  This will give you the opportunity to see the same things the inspector sees, and for the inspector to describe in detail how urgent an issue may be.
